I'm fairly new to the Chattanooga market, and am investigating areas in the approx. $150k range that offer strong cashflow.

I have been advised to look at Red Bank and East Ridge, and wanted to ask if anyone in from the area had any other suggestions for me?

Hi all,

I am an international investor (South African living in the Cayman Islands), looking for a CPA / tax accountant / attorney that might be able to assist me with:

- establishing an LLC

- obtaining an ITIN /EIN

- setting up a bank account

Does anyone by any chance have any contacts that has experience assisting international investors with the above?

Hi all,

I wanted to ask whether anyone had opinions / advice on the following:

1. As a foreigner, am I able to obtain an ITIN without an LLC? I would like to purchase in my own name (without an LLC), but do not want to be subject to the 30% withholding tax.
Has anyone had any success purchasing in their personal capacity and setting up an ITIN?

2. Should I have to go the LLC route, has anyone had any success obtaining commercial finance through a new LLC, and could you possibly elaborate on the requirements to do so if you have?

Hi everyone

I am a South African moving to Grand Cayman for 18 months for work in December, and I am without a doubt planning to diversify into US real estate during my time there.

I am currently considering Florida, as it is the closest / most readily accessible state from the island, and more specifically Orlando or Tampa.

In that regard, could anyone possibly shed some light on the following, as well as any other useful info you may have re these areas?

 - Which city to consider, assuming a budget of approx $150k, and prioritizing cash flow over capital gains

 - neighborhoods to begin researching within each city given the above

Given the weakness of our local currency, I'm looking for strong cash flow and a smaller unit in a lower price range to start me off while I build up some $ reserves.

Hi Guys.

So, as per the title, I am a South African CA (equivalent of your CPA) moving to Grand Cayman at the end of this year for 18 months.

I've been building my portfolio in South Africa, and would like to take the opportunity to diversify and invest in the US during my time in the Caribbean.

Given the above, I'm looking for anyone who could possibly help with some links to "crash course" sites on:

- setting up an LLC in the US as an expat

 - financing (should I attempt to finance through my Cayman bank account, or set up a US bank account now and start building credit today to improve my chances once I'm there etc...)

 - other laws and regulations to be aware of

 - any other requirements I need to be aware of / can start putting into place now so that I can hit the ground running once I'm there?

Hi Guys

I live in South Africa, and have been discussing founding a private company (similar to your LLC) with 4 of my colleagues in order to effectively pool our capital to being purchasing low cost units in our area.

I am starting to put together a formal business plan and would like to begin working on a draft four version of an "Investment Club Agreement", in order to have everything in writing before we start off and ensure everyone is on the same page.

Does anyone perhaps have examples of investment club agreements / LLC agreements / partnership agreements that I could look through to gain a deeper understanding of the matter at hand?

Would thoroughly appreciate any input!
