I am trying to filter properties, both types and location in market place. Whenever I click "add filter" the page just refreshes with the same information. I love the content on this site but have never enjoyed the process of finding it. I can not understand the flow and its not very intuitive.

185k 2Fam 25% down. 2 borrowers Credits 710 and 760. Fantastic debt to income with 3 years rental history.

You are all great with advice, but I am looking for the names of lenders local or national that will lend with 20% down on 2-4 family non-owner occupied. We will use the credit score over 770 and assume income and debt to income are in a good position. Any names or possible suggestions???

I appreciate the quick responses but realize i shoild have been more specific. I know local banks tend to be better, and I am familiar with the increased cost (down payment and rate) associated with investment non-owner occupied. What I am lookkng for is the a lender someone has used that has great pricing with a 20% down payment.  And from some research I sid yesterday i might have to donthisnone by myself due to credit score- was told by one institution that they and most banks take the lower score. Sooooooo who has the lender with great rates at 20% down?????

Looking for best financing options in Connecticut to purchase updated 4 family with a partner. Credits are 785 and 670 and we will go conventional. I own a three family now with 1 year rental history and she owns a condo with 4 years rental history. Purchase price between 170 and 199k. Looking to avoid PMI but also have lowest down payment, we can go up to 30% but would prefer not to. This will not be owner occupied.
