I will definitely start looking into wholesaling to jumpstart my investing. I will also begin analyzing deals in my home town since I know the area pretty well. I was wondering, what tools you guys use for finding the properties to analyze? Are you using the basic websites like Zillow, Loopnet, etc? Or are you guys calling around to the real estate offices in that region to pick up listings?

@Steve Haight I will also look into going to different Real estate investing meet ups to network and potentially find a mentor. Is finding a mentor kind of a game of luck or are the certain methods that I can employ to find the right person?

Hi,

My name is Ian Pitts, I am a 25 yr old beginning investor with very little capital. I am looking for ways that I can get into the market for very little money down.

I currently live in Los Angeles, CA. Brandon Turner was talking in one of his webinars about how the LA market has really high prices compared to other parts of the country, thus it is a tough market to enter as an beginning investor with very little leverage.

I am seeking ways to find the markets that are suitable for entry level investors. I am from Asheville, NC which is a quickly growing tourist destination. My family owns and operates several rental/VRBO properties there. I could potentially invest in a multifamily house etc in that area of the country, because the appreciation rates seem to be pretty high and there are low vacancy rates for that city. This could also be beneficial since I would have people to go and physically inspect the properties in my place. 

I have been acquiring many different books and resources on real estate and I am eager to capitalize on everything that I am learning. I most recently purchased Turner's book "The Book on Investing in Real Estate with No (and Low) Money Down", it is currently in the mail. Hopefully that will aid me in my quest for creative financing on a poor man's budget.

Anyways, I think that I can scrape together about 6-8k for a down payment. I am eager for actionable advice to find a nice cashflow investment quickly. I don't want to get stuck in education mode, I want apply my education. Thanks for reading, Look forward to any wisdom shared.
