Has anyone tried the 90 day Zero to Hero program offered by LIA (land investor.co)? Is it worth the $250? We have sent 2 batches of a thousand mailers (one with blind offer & one without), but haven’t secured a deal yet. Thinking we may need to change up our market selection and cover letter strategies.
So far we have been doing everything ourselves without a coach or program by just watching YouTube videos and doing research. Any advice is much appreciated, my business partner and I are very motivated to succeed in this business.

Hi All,
Newbie land investor here. I am starting my land investing journey in WI, but plan to expand to other states as the business scales. My question is - can you use a generic land purchase agreement template for multiple states or do you have to generate a new one for each state based on that state's specific laws? Additionally, I have seen other investors include a one page generic purchase agreement with their marketing cover letters. Is this the purchase agreement that is sent to the title company or does the buyer usually have to fill out a different, more detailed purchase offer document after the price has been agreed upon?

Hi All,
The more I learn about land flipping, the more I am intrigued. I have some general questions I am hoping to get answered to point me in the right direction.
- Is it worth buying a course (seems like there are plenty out there) or should I just dive right in without one?
- Should I use my own capital up front or try to partner with an established land flipping business to fund the deals?
- Is it really possible to do this while working a 9-5, or is it something you need to go all in on and quit the 9-5 to pursue?
- Is there another way to make this business model work without sending out direct mailers that could cost tens of thousands of dollars each year?
Any and all tips are much appreciated!
