@Brendin Wood I am a private lender!  Your question:

I lend my money at a flat fee 10 to 12% or even 15% Due at the sooner or maturity date or at the sell off the property. Private lenders usually have higher or about equal rates as hard money lenders do.

@Eli Silverman a $5,000 Return is extremely low for a loan of $150K. I lend my money on a fee basis not a percent basis. Some times I do lend on a percent but most the time a fee. So if a borrower is borrowing $150K I would make my fee $15K (10%) or $18K (12%) payable on the maturity date of the Promissory note or sooner or at the sell of the property.  The Fee basis buy passes usury law.

@John Prince How much is the 10% that you need? Do you own any other house that we can pull a 1st position loan on?
