That's why tenant screening and buying multi-family properties only in B+ areas are a big to do's on my list I know it can happen with any tenants but less likely ! When the rent is to be paid on time ... IT IS TO BE PAID ON TIME .. and no discount's for paying early .. the bank doesn't give me discounts for paying early or on time .. if you guys have banks that offer discounts on your mortgages for paying early or on time let me know haha ! Also as mentioned above if it continues to happen.. sell the property get your money out and try to invest in better areas .. good luck !
Especially now that millennials are surpassing the baby-boomers in population ... multi-family will be in a huge demand .. IMO now is the best time to buy multi-family properties even if you slightly over pay for them but in a good location ... I personally will never buy in areas below B. As a landlord I can tell you meeting the Tenant in person and screening is the most important .. and everything else after that will fall in place.. also don't treat being a landlord as a hobby but rather as a business.. and have a systematic routine going with every property you rent out it will save you TIME ... and TIME IS MONEY!

Sometimes it takes a lot sacrifice to get what you want and to be where you want to be financially often a lot of people think it's easy until they have to do it themselves. The best thing you can try to do is continue networking and learning and in the mean time take a LOT OF action and cut down expenses by figuring out where/what you need to do to save ... trust me I didn't think I could cut down any further in my expenses till I sat my butt down and figured out my finances which in turn saved me $12k extra/yr in cash on top of what I was already saving. Maybe you can partner up with someone, house hack by using FHA loan ... look for for sale by owner as well ... you'd be surprised how many properties are for sale by owner in that way you can negotiate about down payment ,length, interest rate etc ... there's a lot of ways you can do this you just have to keep pushing! Good luck you'll get what you want !

If you're going to manage it yourself and are a handy than this deal would be just Be passing Ok in my books. And if you are a investor and looking to invest in more properties I would be looking to put down as little as possible and keep that leftover cash for other opportunities that come your way. Also, never trust a seller on the numbers just remember he/she is trying to sell you that property ... always ask for poof.... just my two cents . Good luck

That's going to be hard to do.... unless he has cash on hand or family that has cash or even partner up with someone than it is possible.
