Hi Ernie. Thank you for sending this deal to me. I appreciate the offer. It sounds like an interesting opportunity, but the location is not where I am looking at and the numbers are not ideal. I must admit the numbers I am seeking in the south florida market would be extremely hard to find.

Thank you for the honest comment. I am aware it could take months before I may find a deal and have accepted the fact that I may not even be able to find a property in Broward or Palm Beach County with my criteria due to high insurance cost and interest rates.I like to be optimistic and faithful during my search for a property. Closed mouths don't get fed :).

My property in Atlanta has six bedrooms and five homeless male veterans currently occupy the place. One unit is vacant. While it is nice knowing that I am housing homeless people, from a business perspective, managing the tenants has been difficult. I would love to have a reliable property manager with a flat flee charge who can help with the unique tenant base of homeless veterans. The two main services I need is someone who can collect rent and help with rent turnover whenever people leave with a solid tenant screening process. If I can simply work with a property manager who charges monthly for those two services alone, that would be ideal! Any referrals of property managers in the Atlanta area would be greatly appreciated.

I recently purchased a property in Fulton County. The property has 6 units with 5 veteran tenants currently occupying the place. One unit is vacant and one tenant is not paying rent and needs to be evicted. The situation allows for an excellent opportunity to work with a property manager and build trust.
I am looking to gradually build and scale my real estate portfolio in Atlanta by purchasing one property each year. Therefore, I would like to work with an experienced reliable property manager I can trust and work with. However, I have heard and read of many horror stories of landlords working with incompetent property managers who provide no real value.
In attempt to avoid this issue, I am doing my due diligence and asking investors for referrals of trustworthy property manager. Who are great property managers in Atlanta you would recommend for my circumstance? Any information would be greatly appreciated.
