I submitted it through the listing agent. His answer is "its submitted, it's being reviewed". The last time this happened to me I got a call saying someone else bid higher. Of course the listing agent has forewarned that my offer was low - he's never seen banks accept anything less than $10K below asking price but "you never know- cash may talk". "Remember dear - you're not dealing with a person - youre dealing with a spreadsheet".

Submitted offer on 9/5. No answer yet "being reviewed". How long does it take to get a rejection/counter/answer?

The City installations I've seen run from $1500-$2000/mo with 3% annual increases. Not sure about the rural areas.
I'm not quite sure what youre talking about an "ad". Cell carriers generally don't give you a percentage of an ad. They pay for usage of your land or rooftop on a monthly basis and sometimes they sublet to other carriers. It's not uncommon to have a lease with say Sprint and Sprint subleases to Verizon Wireless, AT & T, Nextel, etc.

Terry, where do you find these Habitat for Humanity stores? I am in NJ. I think that would be a great place for me to save on materials as well.

In rural areas, they normally require 1-2 acres for monopole erections. I've found that urban City areas generally pay much more. They prefer commercial structures for installations of both monopoles and antenna rooftop installations but they also do some residential buildings. The lease terms are generally 5 yr leases with annual 3% increases and they usually request at least 4-5 5 yr option periods.

You're so right. That is why I file eviction on the 7th no matter WHAT their story is for not having the money. If they come up with it by the court date, I get my $25.00 filing fee back and we are both happy. If they don't I get my place back 5-6 weeks maximum with security of 1 1/2 mo to cover it. (Doesn't cover damages but at least it's something)

Here in NJ I fille on anyone whose rent is not in by the 7th. It takes me 3-4 weeks for a court date and another 10 days to officially lock out. Thus, my allowed 1 1/2 months security gets eaten up in that time frame (no cash loss). Then I contend with the apartment condition.

I agree with all of you 100%. My point was that in this business, although we don't show the emotion because it is a "business", we're still human and can't avoid "feeling it".

Now I'll give you a funny:

The maintenance man called me to tell me that while patching roofing on one building he looked over and saw someone had installed a full size pool with pump and filter on the top of a 3 story flat tar roof building directly adjacent. It was full of water and surrounded by lounge chairs. When I phoned the tenant to get the pool off the roof now I asked why on earth he'd do such a think. He said he didn't have the money that year to go on vacation so this was the next best thing.

We see a lot of posts related to leasing, screening tenants, increasing cash flows, analyzing investments, etc. - the positives of rental real estate. Sometimes we encounter situations or the unexpected that we have to face as well and get through those unexpecteds. Some can be funny, some sad and some can be tragic. I'll give you one that tested my soul.

I had to evict a young mother for non-payment. As the Constable was removing her and the locks were being changed, she stood there holding her baby begging me to at least let her back into the apartment to get her diapers and her crib while she cried that she had nowhere to go to. I did my job - what I was required to do. As a mom it was the hardest thing I'd ever had to do and a true test having to separate from the emotion.

The tax records show ownership as America's Servicing Co. in Tampa. The appraiser records show ownership as Ace Security Corp. c/o HSCB, c/o Ocwen in West Palm Beach FL. So who owns it???
