Hello-does anyone know how to modify the "Land Trust" forms uploaded by Chris Piper so they apply in California? They appear to be written for Florida.

Just another example of the IRS-like thuggery exhibited by banks--their DOS clause threat letter is more about power and control of the servile sheeple than about a performing loan with current payment history as it makes no good economic sense to abandon a performing loan.

Thank you Paul and Yes, I'd love to look at a a laundry list of questions-I've done what you mentioned but I've done that before and had poor contractor performers-it seems sometime contractors performance changes when the wind blows another direction!

Hi-I'm looking for a roofing contractor to perform some roof repairs on my existing shingle roof and low slope flat patio roof. I received estimates from several roofing companies but want to perform my "due diligence"to evaluate their credibility, experience, skill, and reputation.

Beside checking the contractor state license board for complaints and the local Better Business Bureau for complaints, are there additional actions that I can take to discover which roofing contractor will perform the repairs properly and only those needed? 

I am suspicious checking "references" because the contractor might only provide those for satisfied customers and not for jobs with unhappy customers.

high prices! Id go broke if I had to pay at these price points. Couldn't do a rehab unless the prices were wholesale instead of retail-retail.

Hello-I want to sell my SFR and have decided to obtain a RE license so that I can list the house and not charge myself a RE commission. Does anyone know of the quality of the RE materials offered by the FIRST TUESDAY company with regard to my pursuit of a RE license? Do I have to affiliate with a RE broker in order to list my house?

Hello-

Can I request a refund of the title insurance that I paid during the refinance of my single family home now that the refinance is concluded and the title insurance is no longer needed? I recall having once read that I can request a refund of the title insurance but am not certain of this. Thank you for your knowledge.

I just completed refinancing my home with a institutional lender. (Quicken Loans).

I received by mail a solicitation from a company called "Title Recording Service" offering to sell me a "Declaration of Homestead" for $54 to "shield equity in my home". I recognize this as a commercial service with no affiliation to any federal, state, or local entities.
Has anyone heard of any refinance homeowner being so solicited and is this just an attempt to "sell" me documents which I would otherwise receive from the LA County Recorder in 6-8 weeks?

My windows are sliders roughly 23" H x 54" W, a non standard size. I guess this size is custom? Never thought of Habitat for Humanity! Wow! Great idea if I can find my size there? Otherwise I suppose calling around to local window companies might be a start. Are there any tutorials about how to measure the window opening so that I buy the right size window? Thanks Pros!
