Thanks very much you guys. I took your counsel and this morning got a buyer's agent. He has already drawn up the purchase agreement with the necessary contingencies in place.

I feel like he is an answer to prayer, as he is very local to me and works primarily with small MF investors. He's definitely the answer I needed at the right time!

The offer is being submitted tonight and I'll do another update with some details.

I found a Quad that I like. I spoke to the listing agent and she informed me that one of the four units has  a ceiling that needs repair from an old leaky roof. The roof was replaced. 

The numbers are good for this prop AS IS. With all four units viable, the numbers are great, so far.

I told her I will be using a VA backed loan and that I'd like to put in an offer to get under contract. She is now going to urgently find someone to get the prop in condition to pass the VA inspection.

Now, I don't know the next steps, legally speaking. I want to be wise and do the right things. I don't even know how to put in an official offer.

Even though I'm going no money down, am I still responsible for bringing any cash for any reason? I'm a bit embarrassed to ask, but how does earnest money work? (She mentioned that and I've only just heard of it).

Does my offer need to include legal contingencies? Do you have resources I could utilize?

I'd love to post my progress here as I hunt my first deal and YOUR guidance is instrumental.

All help is much appreciated...

Hi everyone First, thanks for your time in advance. I have found a 50 unit complex that I will be running he numbers on. I need to find accurate comps. I've read J. Scott's, "Estimating ARV: The investor's guide to comp analysis". It's obviously excellent; however, it doesn't touch on commercial multifamily. Any tips, suggestions and considerations you can offer would be a huge help as I assess this prop's value against appropriate comps. Thanks again! Adam

Here's the bio I made. It's in bullets for your convenience. 

My name is Adam, I just turned 37, feel 22 and I have HUGE dreams. The first is to provide the life I promised my beautiful bride (that's Nikki) in my initial pitch 19 years ago.

My wife, Nikki, is a licensed cosmetologist/hair magician, homeschooling mom of 4, entrepreneur in women's health, a CRAZY phenomenal cook, a very loyal (read: non-gossipy) friend, and all-round pretty fantastic chick.

My 2nd dream is producing 4 highly-productive, others-focused, highly unaverage adults out of my beautiful kids.

Number 3 is changing every single life I touch for the positive, some in big ways, some in "small" ways.

I love to inspire, encourage and strengthen people.

My family is taken care of with my job. I am at a point in my life where I must become a source of blessing for others financially.

I'm an Army/Afghanistan combat-wounded veteran who doesn't let the label from the VA define me or my actions.

I was a Nurse for a decade.

I abused drugs/needles/affairs for 4 years. Lost my wife to divorce. Been totally clean for more than 9 and got my wife back too.

I know how to conquer death ;)

I began investing in 2007 with education and turning off the TV. The dividends have been immeasurable, truly.

I currently have a full-time job a medical sales. We used all our savings recently on a helluva learning experience. My job pays great compared to mediocre and terribly for freedom-of-choice living.

I started an LLC this year. My accountant is awesome.

I am developing tools to help people thrive with conditions stemming from PTSD.

I speak for various groups to inspire goal achievement and inspiration for their audience.

I am now acting on my internal pull to pursue real estate investing.

I need help from straight-shooting, honest people. I don't play games or pretend to be/do/have something that's not authentic.

I am learning as fast as I can and I am a fast learner.

Any help with networking, mentorship direction is appreciated.
