What kind of training or education have you had on Real Estate. You may want to start by attending local clubs or networking events for Realtors and Investors.

Have you read any books that have you excited about any particular strategy?

You don't want to overextend yourself but excess cash does no good. Put it to work somewhere. I agree it is good to have some liquidity. Real Estate may not be the answer for you.

Giving back to me is donating my time to a cause that I truly believe in and am passionate about.

Yes you will still get the tax credit. However the federal credit is expiring at the end of this month. If you are in CA you can take advantage of the state extension. I have the details at my blog below in my signature.

A lender would view this as owner occupied but if you try to refi while you are renting it out you will be tied to investment property guidelines.

Some title companies won't do double closings but many do. They should be able to handle all the paper work for you.
Closing cost in general on a "normal' deal are about 3% of the purchase price. (they could be more depending on how you structure it)

Bulk mailings like that are usually effective if you send several out. Don't expect a big response on your first run.
