Those are standard conditions that I would not enter into a contract without.

If you have a seller that won't let you do your own inspections and due diligence or have a clear title RUN don't walk from the deal.

I would not recommend working with any company that charges a fee for access to their funds on an monthly basis. In many states this is illegal.

I can refer you to several sources that don't charge any monthly fees depending on what you exit strategies are.

The Realtors I work with simply want to be sure that I have the ability to close and that I am truly serious.

I have a few Realtors that will write almost any offer for me since I've shown value that I am able to close. Also giving them the listing to sell the property that you plan to make a profit on is a good carrot.

A disagree with many investors as a good Realtor can save you a lot of time and can also find you property and bring it to you first as well as introduce you to other Realtors that have property.

I have a few Realtors that can't wait to bring me their pocket listings before they hit MLS because I am able to close and we all benefit.

Im in the CA East Bay Area and the first quarter of the year was literally DEAD for me... Since July or so I've been slammed with all kinds of new business.

When I am in a slow time I usually dedicate 1/2 my time to drumming up new business and I allocate some time to learn something NEW that I've been meaning to learn about.

Most sellers will want to see actual proof of funds such as a bank statement.

That should not have happened... What state are you in? Did the refinance get closed and funded or did she just sign an application without you.
