Does anyone know what the price per sq ft would be in East Orange, NJ. I am working in a commercial deal in East Orange. The property asking price is $82 a sq ft which I know is high. If anyone has a referral to commercial broker in the Essex county area I would appreciate it.

I'm not sure. If the owner could pay those taxes they wouldn't have fallen into default most likely.

When the property goes through foreclosure the property will not have any outstanding taxes. Going forward you will need to pay taxes but you don't have to pay the taxes right away. You can wait until you get a tenant or sell the property, it will take at least 2 or more years before the property goes to tax sale. You will have tie to pay those.

@Manshi M. As a former insurance agent for State Farm I can tell you that there is little coverage for the basement. The tenant will not be able to get renter's insurance on an illegal apartment. The tenant will not have any coverage for there personal items.

@Keith Ireland go to the resource tab and look for lenders. Your credit score should be high enough to get funding.

I would say you must find the seller's motivation. If the seller doesn't have enough motivation then it will be difficult to get the property.

@Wayne Brooks In Ohio you have to register your business in order to foreclose. I am in the process of doing that.
