i am sorry if i missed any replies, i have it send for notification through my email but it seems i didn't get notified about the post on Dec 16th sorry..... i am in Denver Co.

Everybody says "contracts" thats all good but what are you going to do if there "judgment proof?" a contract is a good thing, so are liquidated damages and so are not getting ahead of paying for work that is not done. I learned from the big boys (Commercial developers and contractors) that the three are the best, also you need a good reputable contractor. I have been a General Contractor for going on thirteen years now and found out that it is to easy to take money and run if you are a scum bag contractor. I have been taken by many sum bag sub contractors until i learned as a Commercial Contractor to tie them up pretty tight in a contract that spells out time frame, scope of work, payment terms and liquidated damages. Also yes get a nortorized partial lien release as well as a nortorized final lien release.

Do a search for it. they give you a good idea what you should budget for your items. You can then get hard numbers from bids when your ready for the work

Hello i have been a general contractor for thirteen years I started out in the trades (Framing, tile install, cabinets, decks, fences) and moved on to building houses from ground up and finally for the last seven years as a commercial General Contractor. I have vast experience from working with Trades People, Architects, Engineers and City Officials. Have done ground ups, developments from concept to completion. I am currently working on my dream of developing a particular type of community not many are aware of yet. So anyway I am just writing this to let you all know if you have any type of question feel free to ask me and I will do my best to answer it and if i don't know the answer I will tell you were you can find it.

I have several deals that i need to get done. My mid score is 630 and I would like a 100% finance option going stated on an investment property. I will also consider a 90% option arm stated. Can anyone help?

I see ton's of cash back deals lately and have heard these can be illegal. Is there a legal structure that exist??
