Dear Bigger pocket friends - I have been learning a lot from you guys as I am journeying through my real estate career. After selling couple of rehabbed properties I have consistently come across the following issues :

During the inspection period I always see following issues come up.

Electric panel issues

HVAC issues

Most of the times I don't replace Electrical panel and / or HVAC. my question is how do I go about making sure that I don't run into any big objections from the inspector. What are things I can do in my rehab process to eliminate these issues.

Hi Mike - You are absolutely right. I did some further research beside getting all the wonderful feedback from bigger pocket folks. There are three methods for aluminum repair approved by CPSC

1 - Change all the wires (Most expensive )

2 - copper pig tailing with COPALUM (Less expensive but require the electrician to be certified in using COPALUM)

3 - Alumicon connectors (very economical. this is a product by "The king innovations" These are special connectors and available at home depot around 65$ per pack pf 25. ) I actually asked my electrician to use that but he found out that the box does not have enough room to install this product and he warned if we do that the aluminum wire may bend and break and would cause fire)

Fortunately we found that most of the wet outlets were copper. My electrician recommended aluminum compatible outlets available from home depot. He mentioned that this should be approved by the inspector.

Hi Guys - Would appreciate your help on this.

I am rehabbing a house and rehab work is done. While reading some of the biggerpocket blogs I noticed that I did not take care of aluminum wiring in my house.

Can you guys please suggest what options do I have

Hi Guys - I would appreciate the help in this regard :

My newly rehabbed house is in pending status and the FHA approval is in progress. Today I got an email from the lender that if the house is being sold more than the 100% value of previous resale then :

I have to provide them the documented proof like CD, rehabbed cost etc. Along with that they are asking for a second appraiser.

My question is : is this a normal course of action from the lender. Should I be worried about this ?

Hello BP members - I would appreciate if you guys could help me on this.

I am a new investor and this is my third rehabbed house. I have not encountered this situation before. The buyer backed out on my rehabbed property and the house has come back to the market.

The buyer had inspection done and backed out on the contract. The seller agent provided me the inspection report. I offered the buyer to take care of the various items but the buyer moved on.

Now the house has come back to the market. The buyer agents are asking me why the house has come back to the market and the reason for termination. I am letting them know the reason for the contract termination and offering them a full disclosure of the inspection report and willing to take care of the those items. is this the right way of handling the situation ? Please help

Hello Guys - Need some help on the challenge of selling my first rehabbed property :

I rehabbed my first property. The problem i had is that my GC hired a foundation company which is not reputable and did not do the foundation work with an engineering evaluation. so i don't have the scope of work done on the foundation. The house is rehabbed really nice and the buyers have no issues with the rehab. however most interested buyer ask about the engineering evaluation report which i cannot produce, Hence i am having difficulty selling the property. 

Any advice would be really appreciated

Hello Dear Members - I am trying to buy a property from  a whole seller but the tenant wants to stay in the property for 1 month after closing. What are my risks if the tenant does not mover. What can i do to reduce my risk.

Dear community members - I am rehabbing a house which has an old electric panel. The system is working fine. Should i upgrade the panel? The house after Rehab should be around 139K.

I would appreciate any suggestion / guidance on this
