You've asked important questions that make one re-think.

I am not sure that what I believed to be a good deal is really a good deal.

But I'm doing the best I can to prevent mistakes: I found a good agent, compared her CMA report with my inquiries, and they both matched.

Renovation costs are estimated by both contractor and inspector that are going to visit the house today, I am not renting but flipping.

I don't know yet which contractor will eventually do the work. The idea is to get a couple of bids and then chose one. The connections and relationship are created while working.

I wouldn't wait to build a team and then start working.

No one knows if their team members are good before activating them.

I am cautious though I prefer to believe that most people have good intentions.

People sometimes disappoint me but most of the time I'm rewarded with wonderful working relationship that benefit all parties. 

I hope to overcome the challenges and that this project will be a good experience

Real estate in the US wasn't on my radar.

This option didn't exist for me 2 months ago.

But a woman I met for one hour suggested me to invest in a property she was working on.

And here I am, 2 months later going to sign my first deal in the tough market of Huston.

I am concerned of getting into a business where I don't have connections and the mentality is different from what I am used to in my county (Israel).

Fortunately, I met a few wonderful professionals who were patient and generously willing to help.

And after submitting a few offers that were snatched by faster and more experienced investors,

I've got my first YES.

Now I'm in the game.

This is exciting!

The contract is not signed yet, but I hope it will soon.

I will be facing building a team and coordinating the contractor, inspector, work manager etc.



Hard work does not frighten me. I am a hard worker.

But all this is completely new to me.

It would be great to read how other investors did it, please share.
