My uncle never raised the rent while he was alive. Tenants are paying $400 a month. In Los Angeles, you can only raise the rent to a certain percentage. Obviously, we'd like to raise it now to it's proper market rental value which is at least $1000.

My uncle passed away 3 years ago. He's had the same tenants for 35 years. The rent never changed. Now, my family wants to raise the rent but can't. How do we kick them out without having to reimburse them for leaving? 4 unit apt bldg is paid off.

I just moved to California. I was going to wholesale in NJ but I got sidetracked.
I remember NJ's real estate board was very strict on assignments. Is CA's real estate board as strict?
