Also, if I was to get a real estate agent to represent me wouldn’t I need a proof of funds letter? Or could I just tell them I’m assigning the contract.

Thanks for the help, I might try and find another wholesaler with actual experience and see they’ll help. Should I get the contract first so they can’t just run with the lead?

First off I want to apologize if I’m posting in the wrong forum. I’m a wholesaler that hasn’t done any deals yet and I have a seller who’s interested but they want a formal document with the offer in writing to consider it. The problem is I have no clue how to write an offer. My current offer is only verbal and it’s an off market property so I can’t have a real estate agent submit my offer unfortunately. Any help is appreciated.
