Father wants to do a new 'seal' job.

Father is saying there is mold on the hardwood floor but neither I nor fellow property manager or anyone else can see/find any. He said it needs to be sealed and his daughter alluded that her father could do it for 'a couple months rent' since he is a contractor. Where/how can I find someone to certify there is no mold.

I should correct the original verbiage to say the women signed the leased. I manage the property and have not been able to have the landlord return a signed copy.
He is not on lease in any capacity, but I can imagine he will be telling his daughter to be constantly calling. The lease they signed was 2 month and monthly thereafter. Maybe I could increase the rent after 2 months to account for all the requested repairs.

I recently signed a lease with 2 college women. Deposit was made. Move is is not for 2 weeks (April 2013).
Received a call from one of girls father's demanding additional upgrades in kitchen and floor. Daughter has him listed as source of rental payment ($500). He was out of town, but from his phone calls, he may be a constant badger. Since this is a bad scenario, I want to terminate agreement and find other tenants. Is this the wise thing and what legal bases should I examine?
