Often times with attorneys, they only notify you about the retainer fee. How can a landlord get an attorney to agree to a set fee for the entire case.

I only prefer softwares for payments that have built in prompts for payment confirmation for both parties along with a document that can be used as an invoice, along with adding ledgers, etc.

When looking to hire an attorney is it best to work with a lawyer that can be retained for a flat fee ?

And if the attorney doesn’t offer a flat fee for their services, would it make sense to even ask if they would be willing to ?

I have a tenant that has damaged one of my units and is extremely behind in rent, my plan is to have the tenant evicted. Today the co-signer of the unit reached out to me to pay a portion of the rent.

My question is should I accept anything if my plan is to have the tenant evicted?

What is considered wear and tear on flooring once a tenant moves out?

Lets say I get the floors sanded and primed before moving another tenant in or I put down fresh LVP, and it gets damaged.

How should that convo with the tenant go?

If one decides to go with the owner occupancy route, what is the exact process of that. Will the owner have to occupy the property for a duration of time, will the owner occupant have to prove he/she is occupying the residence in any way?

Along with the Substantial renovations clause, does this have to in ones lease or is this an option that has to be approved by a judge?

Is there any reference of documents that contain the formats for the most common landlord tenant issues, late rent, eviction, warnings, etc?
