Yeah that seems like the best option. What's weird is that I can't find any templates or samples online.

I already had a contract made between me and the seller.

I am struggling on finding a good contract templates to send to my investors. Anybody have tips?

Any wholesalers on here know of any good title agencies? I am looking for ones that move swiftly and get the closing done quickly. Ones that do not try and go behind wholesalers backs.

I read that hard money lenders can supply wholesalers with investors and flippers/rehabers for your deal because in the end they get to make money from your deal by having the investor take a loan. 

How would a wholesaler go about this? I mean calling up and asking for investors can't be the way to go right? Isn't there a consumer's privacy rights that prohibit this?

Anybody know of great hard money lenders? I live in Columbus, Ohio. Should I look for lenders specifically in Ohio or should I go national?
