Daniel, If you don't have any other properties why are you doing a DSCR loan? Purchase this property as a primary residence. Even if your plan is to hold it as rental or flip it. Two reasons, first I dont know of many banks that will give you a DSCR loan if you don't have other properties in your name. Second, you will need 25% down minimum, as opposed to 5-10% for a good loan. You will also get a better interest rate. The DSCR loan does allow you to not have to verify income, but If you can a more traditional loan is the way to go. Please let me know if you have any questions I am licensed in CAlifornia.
