Quote from @Mario Garcia:

When wholesaling properties I have heard of using transactional funding the day of closing.  This in theory would allow you to purchase the home you have under contract in one room, assign it and have your assignee sign in the room next to you.  Sounds very very good but are there people or lenders actually doing this?

 Short answer is yes.

Quote from @Stephen De Vita:

Hey there everybody! I hope everyone’s having a good day. I am looking into 3 different programs I have come across that caught my interest. They are Rod khalif, Marcin Drozdz M1 and Brad Blazar’s Capital School. I am interested to see if anyone has any feedback about the programs. My goal is to network with liked minded investors to help raise money. Thanks.

Rod Khleif's program has been around for more than 16 years. Straight up guy, open and honest and I am not getting paid for posting this.

Quote from @Richard Dickson:

Hey everyone,

Lately, I’ve been having a few conversations with note holders who are exploring exit options — either from performing or sub-performing notes. Some are just reallocating capital, others are dealing with borrower issues or want to clean up their portfolios.

That got me wondering...

👉 If you're holding notes, what would make you consider selling?

  • Market uncertainty?

  • Needing liquidity?

  • Tired of managing borrower communication?

  • Or maybe just found a better investment elsewhere?

No judgment either way — just genuinely curious how people are thinking in this current environment.

Would love to hear your thoughts if you’ve sold a note recently or are thinking about it. What triggered that decision?

Looking forward to learning from the community.

Cliff notes version---to free up capital so they can buy more notes.

For me, no tenants, termites and toilets to deal with.

I wish I would have started earlier.

Best book- Invest In Debt- Jimmy Napier

You are dealing in paper and the borrower, not the property in most cases.

Quote from @Charles Kennedy:

Lately I’ve been spending more time looking at notes as an investment strategy. It’s definitely a different world compared to rentals or flips, but I like the idea of buying the paper instead of the property.

For those who’ve been at it a while — what’s been your biggest “aha” moment in the note space?

For me, no triple t's...tenants, toilets and termites. Checks coming in every month.
