@Paul Timmins
Wow. Thank you so much for the advice. I was actually thinking about looking into student housing because FIU is fairly new and over the past 5 years its been exponentially growing both in enrollment numbers and physical size. The waiting list for on-campus housing is HUGE. Most students are starting to move off campus and the city of Sweetwater, where FIU is located, is beginning to turn into a small college city. Thanks again!
And again, thank you to everyone for the warm welcome. I'm on this site daily now. Very useful.

Thank you everyone for the warm welcome! I truly appreciate it.
@Mitchell L. Thank you for the BREIA information. I was actually researching how to find local investors. I think I'll be attending some of their upcoming meetings from now on.

Good morning,
My name is Ivan Rubio and I am a 24-year old college senior attending FIU and majoring Business Administration with a specialty in management. Hopefully, I'll be graduating in December. I joined this community mostly because I really want to learn and engage in the field. I'm fairly new and am currently in my learning stages of real estate investment. In 2005 my father bought a property down the street from our original home and he began to rent it out to tenants. I never really understood what his intentions were at the time. I was 15 years old and all I knew is that I had more yard work to do for the next year or so (my dad paid my brother and I to do the yard work on the property). When I entered college and I began to take my business courses, I realized exactly what my father was doing. My father wanted to be a real estate investor. He still owes money on the single family home he bought, but we've remodeled it into a double single family home complex. My father decided to quit on the real estate investment but my curiosity killed me and I decided that I wanted to do be a real estate investor. My goal for next year is to put in all the effort I can to learn about the real estate investment field, engage in networking, and potentially proceed with my first transaction. Within the next 10 years I hope to become somewhat experienced in the "flipping" niche. I've gained interest in the niche because of my family's network in the construction, home improvement, and remodeling industry. I know that mastering the real estate investment market is difficult, tedious, and endearing but I am determined to learn as much as I can. I don't mind making mistakes, asking questions, and engaging in uncomfortable conversations. I'm here to learn and hopefully one day be able to teach my skills and experience to another. Thanks everyone!
