I just graduated from high school and am looking to get into real estate. I have $30,000 saved and am ready to start looking into my first real estate investment. I'm specifically looking to purchase a rental property as a pure investment (I am not planning to live in it).

As of right now:

  • $30,000 available for down payment and reserves
  • No prior real estate experience, but eager to learn
  • Looking for a property that will generate positive cash flow
  • Mainly interested in duplexes/condos 
  • Goal: Build multiple streams of passive income and achieve financial independence

What I'm Looking For:

  1. Recommendations for investor-friendly real estate agents in Boulder/Denver
  2. Advice on the best neighborhoods in  for rental properties
  3. Tips on securing financing as a young first-time investor
  4. Suggestions for property management companies with experience helping new landlords
  5. Any warnings or pitfalls I should be aware of in the current market
  6. Potential mentorship from experienced investors

Main Questions:

  • What's a realistic cash flow expectation for rental properties in this area?
  • Are there any particular property types I should focus on or avoid?
  • How much should I set aside for maintenance and repairs?
  • What's your experience with [Your City]'s landlord-tenant laws?
