The insurance doesn't have a vicious dog list but they don't cover any damage/injury made by tenants' dogs.

Where can I find the "vicious dog" list? I asked my insurance but they don't have something like that.

Do you ask the tenants to have insurance for the dogs?

Yes, you are right.

I just think that you have to be prepared to give up a big share of the rental market since a lot of people own dogs. But right now, especially after the mess the tenant left, I think it is worth.

Maybe I will change my opinon in a few months if the apartment doesn't rent.

And you are right with the smell. The apt. was cleaned, deep cleaned, after she left but it still has a strong smell.

I need advice regarding dogs in the rental apt. One of the tenants moved out and she left such a mess behind especially of the dogs she had. I just bought the place and inherited the tenants.

I don't want to accept pets anymore but it seems hard to find somebody to rent to. It looks like everybody has at least one dog. Should I still wait for a tenants who doesn't own pets?

I don't really know what to do. I can either keep sending them violation notices which will lead eventually to the eviction which I don't want.

Or I can agree and send them the addendum and ask them to acknowledge things I'm worried about.

I think there is a misunderstanding here.

I want the addendum because THEY ARE NOT ALLOWED UNDER the lease to have pets. By the addendum I'm allowing them to have pets.

Then what is an addendum to the lease?

I forgot to mention that the lease says that they are not allowed to have pets but I know that they have pets.

The addendum allows them to have pets but also they should know that they carry the responsibility too.

I understand what you are saying, I want them to stay and the dogs will stay too.

But I'm thinking to send an addendum to the lease regarding the damage pssibly made by the pets, the registration, vaccination, noise etc that might affect the other people in the building.

They should know that they are responsible for all these things.

I just bought a rental property and I inherited the tenants. I just mailed new leases and the contracts say that they are not allowed to have pets.

I know for sure that 2 of the tenants have dogs. What should I do? Ask them to sign a disclaimer that if something happens I am not liable? What else should I ask them to do?
