Has any one used or had any experience with Awesomerei.com's fund a flip program basically they fund the entire project up to 600K so long as you have an end buyer??

@Darius Garland Thank you so much for responding. The main word that I seen was ACCOUNTABILITY ,that was a word that I heard in the boot camp. You have to be accountable for what you want to do and the what you say your gonna do. I have to start NOW, so I will definitely, be checking out these sites. just like @Steve Haight, I will need to do at 1 deal before I can afford that, but I plan on doing a deal in 30 days. I am determined and relentless.

Good Sunday BP.
I spent this weekend at a REI bootcamp. Very interesting, very informative, I guess, I mean all the rules are pretty much the same in general when it comes to wholesaling, fix and flips, and what have you. You can get all of this wonderful mentorship, one-on-one, and funding, plus guarantee success for 120,000.00, yes you heard right one hundred and twenty thousand dollars. I am knocking the mentorship, if I had it........ No, I would not spend that much on mentorship. But those who who can and will, by all means.
But in the last week, I signed up with David Corably to get an auto marketing website. Needless to say it did not deliver and I am asking for a refund, in which I am getting the run around. (when will I learn).
Anywho, at the boot camp there was another guy there that has developed the same kind of system, but it allows you to get birddogs to find properties for you, It will find lenders and PI's to fund your deal, and then it will find Buyers. And then, it will wire a check to you after closing. All of this is automated. Sounds to good. Well the Program is a whopping 7,000.00. Now for a someone who is trying to get started in the business, I don't have 120,000.00 none the less 7,000.00. Is there any programs that can simplify the process of managing your business virtually. Do you know of any programs , even a little more reasonable that are tested tried and true, to help to a successful business? Please help. Thanks.

@Russell Brazil. Thank you for your response. I know the bank that has it. The property is in MD would it still be owned by Fannie, Freddie, FHA and is there a way that I could find out?

Good Afternoon BP, I am still a newbie in the real estate business, mostly because I'm not educated enough to proceed. I would like to know what I'm doing and I would like to know what I am talking about before even entering in to a discussion of purchase.
I have found 3 properties. One that just had squatters removed and is not yet on the market. I've found some information regarding the property. I seen an agent in there taking pics for the bank, but it is not on the market as of yet. I found the name of the bank that is taking over the property, but I can't get an asset manager. What do I need to do to move forward? It is a newly constructed property, there is only cosmetic damage. But I think that with some updating and remodeling, the ARV would be significant in the neighborhood. Actually someone just did a fix and flip and will profit nicely if they get what they are asking in regards to what they paid for it. I don't what the repair value was though. So Do I try to wholesale or fix and flip for my first show on the road? Where can I get a funding letter?
The other 2 properties are REITs and I have found the attorney info for them as well.
Someone help soon please.

@Wayne Brooks There is equity, I don't now the principle balance or accrued interest, or any unpaid taxes. Most of the info that I received was from the county website, I don't think that this underwater, my offer to buy and plan to sell will make this profitable for me.

I am so terrified as I try to force my very careful self to listen to my rambunctious self say "scared money doesn't make any money".
I have a buyer, and could possibly have a seller for my buyer. It would be a WHOLESALE for me, and could be very profitable.
The house is in pre-closure and has been on the listing for a very long time. I have one advantage with this deal, It's pre-foreclosure status would make this seller a motivated seller. This could be a win win win "(I sound like a guru)". I've got all the info for the property, I have the names of the owner, but No contact info. How do I find this missing person. I've done public records with outdated phone numbers. How else can I find this person?
