I love the idea. We are in Washington state and currently looking for land to start our next phase. We will be catering more towards experiential & family glampsites, but   I love the idea of an adults only glampground it’s definitely a specialty niche. There are plenty of couples that want to go Glamping without having loud families around. You could do a search to see what the demographics are for your area to see the difference between couples and families that lives in a 25,50,75,100 mile radius. But I do have friends that Tavel farther just to stay at adult only accommodations. I’d love to keep in touch throughout your journey. DM me anytime.

We are about finished with the due diligence for our upscale outdoor accommodations campground. Next we will be getting ready to look for funding. Crowdfunding was on our list of options. Maybe we can exchange ideas, or just chat about our adventures while building a business in the travel industry.

I am planning on investing in real estate crowd funding at first. I wanted the entity to both directly own property and invest with partners. I also plan on investing in bare land and turning it into upscale campgrounds over time, the locations of the properties would most likely be in several states if that's possible. My wife and I also do not plan on retiring in the state of Washington, I
don't know if this matters or not, but I figured I'd let you know.

I was thinking about moving my current IRA that I use to invest in stocks and move it over to a SDIRA with checkbook control so I could invest in real estate instead. I did hear that if I plan on moving out of the state then it would be better to setup a trust instead. Can anyone elaborate on that statement , and is there any work arounds for this situation?

I was thinking rolling some separate investment accounts into one SDIRA. I have a employee 401, a separate investment account and an IRA I would like to merge. I wanted to know if this was a good idea. If so is there anyone with some good recommendations on companies I can take a look at.

Well clearly you can tell the people that are animal lovers and those who aren't. While both sides have valid arguments it's your property and your decision. I really don't care for all the negativity given here about Pitt bulls I think they also get a bad reputation I think their looks have a lot to do with it. I don't have one but have a few friends with them and all of them are well trained. I would listen to Colton Shaw I like his posts. I also think you should talk to the surrounding neighbors and ask them about the dogs. You could even ask them about your renters. If they have been there 4+ years, have taken care of the property, the dogs have never been an issue, and the surrounding neighbors give a good report. Then just make sure your covered with insurance. As far as kicking them out you also have to consider if you : 1. Can you handle the cost of the vacancy until it is rented again. 2.limiting yourself to future renters. 3. Getting a renters that won't take care of the property. 4. Getting renters that could be bad for the neighborhood. I know that some people will say the doesn't matter. But when the phone calls start coming in it will. Just some food for thought, Nick Aderman I hope it all works out for you.

hi Antonio,

There are a lot of books out there and you will probably always be reading and learning.  One of my favorite real estate books when I first started was " the Wholesailing bible" and one of my favorite non real estate books is "the compound effect" both are definitely worth a read. Good luck with your adventures in real estate.
