@Jonathan Taylor Hello Jonathan! I plan on buying my first property and using the house hacking strategy on it by May 2021.
However, I ran into a bit of an obstacle when looking into financing. I just graduated college and got a job that pays well, but I a am technically a 1099 independent contractor. With my wife being a W-2 employee, what would we need to qualify for a loan? I read about the 2 years of tax returns, but I simply do not want to wait that long to buy when I have the down payment and credit history that would other wise qualify me.

Hello BP!
I just graduated college back in December and recently moved to Huntsville, AL. I am going to be buying my first property by the end of 2021 and am looking forward to getting started on the path to financial freedom.
Being new to not only real estate investing but also Huntsville, is anyone in the area wanting to network? I would love to be able to connect with some like minded individuals! Not only do I love real estate, but I also love to golf, watch sports, exercise, get outside with my dog, and grab a bite to eat at local dives.

Hi,
Just very curious on where to start with marketing to find great deals in my area. Should I go ahead and start direct mailing, bandit signs, or just cold calling? Very ambitious and hungry, just do not know where to start and don't have a lot of money to start! Thanks.

Hi,
I am 20 years old and wanting to get started investing or wholesaling real estate. I have read many contradicting forums and articles about where I should start, but both come back to getting educated. This is my first post on BiggerPockets and I was wondering where to find local investors that I could potentially take to lunch/dinner in exchange for a hour or so of their time to talk about real estate investing.
