Also, most of the "builders" I meet with are sales consultants who happen to oversee a certain size lot (50', 65', 70' etc.)

I moved to an area that has an expansive master planned community of around 36,000+ residents. There are about 60+ resident realtors in the neighborhood. I want to connect with builders and develop relationships with them in that neighborhood as a part of learning the neighborhood and drawing buyers to it and to potentially list homes in the neighborhood.
My question is what are some effective strategies you have practiced in networking and developing relationships with builders and what has been the results (outcomes) of those relationships? Is this an effective focus in obtaining a share of the market in a large neighborhood like this?

@Angie Shires I appreciate the feedback! I'm a solo agent in a boutique brokerage and the broker has excellent communication and experience. So you are saying focus primarily on listings, work my SOI consistently, and in due season the income to replace a teacher's salary will come (pretty easily for that salary). This makes sense. Thank you! I will keep you in mind and reach out as I work it!

The 90-day cycle makes sense as does the exponential growth with consistency and time in lead generation and follow up. Thank you for the advice. I will look into the 12-week year for sure!

I have been in education for 22 years (full-time), and a real estate agent for 2 years (part-time primarily). I got out as an agent due to some family issues and get back into education out necessity. Now my family situation is changed and I have reentered the real estate field as an agent (part-time) looking to convert to full-time once I have established the processes and maintained a consistent pipeline of business. My question is what advice can you give about when to make the transition to full-time real estate. Is there a "tipping point" where it is more of the right time to do so?
Also, what are the "big rocks" to focus on to make that goal of full-time agent a reality?

These are helpful points to consider. I appreciate it. He has more experience as a contractor 19 years ago and then eventually did some flipping but not too much. He is excellent at finding subcontractors to get the work done and managing the subcontractors. He wants help with the buy/sell side and wants to begin slower and smaller and then build. He understands its a learning experience on both sides, so these posts give me to items to learn more about, such as wholesale properties and the process. Thank you again!

Happy New Year to all! I am partnering with an investor to be his agent in finding investment properties for him and then serving as his agent representing him with his flips as the selling agent. This is the first time I have worked with an investor in this manner. Does anyone have any advice about steps to take to help him find properties and then any guidance on the listing side? Any guidance is welcome and appreciated!
