I am not an expert on the OH markets but some things I see in those cities are lower purchase prices and property taxes making cash flow more attainable. There are also a lot of older homes which can present an opportunity for value add if you are looking to rehab property.

Dustin - I agree with Alex. "House hacking" AKA buying 2-4 unit and living in one unit while renting out other(s) is a great way to get a foot in door of the investing world. This strategy allows you to leverage an FHA loan which requires a much lower down payment compared to a typical investment property loan.

If you are looking to execute a pure play BRRRR strategy and not live in a unit then I suggest reading the BRRRR Bigger Pockets book to learn more.
