Don't know why everyone was jumping at Mitch. Seems to me you're innocent until proven guilty! I for one found the post thought provoking. Financial freedom is liberating. Too many people however spend as much (or more) than they make, and are always scrambling. Congrats, Mitch on sticking to your goal and not giving in to the allure of material things.

If you really want the house, I'd come back with your best offer. I doubt if you "ticked them off".......Sellers expect low offers. Even if you did insult them, they will be delighted with a higher offer that they might be able to accept.

I get 5-10 a day. However, whenever I am surfing, reading blogs, etc. and opt-in for a free tip, or updates, I always use an email account I've set up just for that purpose. That way, they're not clogging up my business email, and I can ignore them. In the beginning, I would look at them, but I find they are all basically the same, so I tend to ignore them.

This is a very general question, and there is no overall answer. What is a good time for me to buy a home, may not be the right time for someone else. It also depends on the local market which varies widely across the US. Finally, it always comes down to the actual home and how it is priced.

Being able to find good deals is a big part of it. You should be able to wholesale those until you have enough to do your own. That's a good way to get started.

You've got a good plan to start out as a birddog. You can birddog for wholesalers and for short sale investors. It's a great way to get your feet wet, and gain experience. Also spend as much time as you can reading the posts here and asking questions. There's a wealth of knowledge here.
