I am in the process of developing my personal system for making wholesale purchase offers.  I am curious if anyone has an letter of intent or an offer letter that they would be willing to share with me?

I hope I won't be reading the script for long but I imagine in the beginning, with or without it, there may be some mistakes.  I am sincerely just looking for a general guideline and best practices.  It seems that either folks are asking every question under the sun while others are just trying to get to the motivation and the kitchen table.

I guess in the end it is a process of developing your own style.

Does anyone have a seller incoming call script that has proven effective?  If so, would you be willing to share in a word document or PDF?  Getting ready to mail our first campaign to absentee owners with high equity as well as probate leads and was hoping for an effective conversion script.  Thank you in advance for your assistance. :jacklyn

Good afternoon Israel!

I wanted to get back to you as soon as I received your message. I am new to Texas and the wholesaling business here and would defer your question to another person with more direct experience. I will share with you a lender that I came across the other day that seemed very legitimate and had a great website.. I believe it was Sherman Bridge. They have a very quick on line system for prequalifying investors. I would go take a look at that an then contact them directly. The rates and the LTV's seemed very fair. Good Luck! IF you do move forward with them please let me know how your experience went.

Hello, my name is Jacklyn and I have been involved in real estate in one form or another for over 30 years. I started out on this journey by buying my first property at 18 year old and negotiating a seller finance transaction.  I am currently involved in a project that involves the purchase of a 1925 historic mansion.  I am looking forward to purchasing, restoring and rebranding it as a point of interest in the state of Florida.

Additionally, I have been a sales & marketing manager for several mortgage companies and have been involved solving challenging issues for borrowers in countless transactions.

As I look toward the future of my business it is my intention to get back to the basics, finding motivated sellers and guiding them through a sale that creates a win-win opportunity for all involved parties.

I am also interested in acquiring mutli-family and commercial properties over the next  year.
