Andrew, welcome to the BP community! Would be happy to set up a meeting and connect if you are ever in the Austin area. 

I would aim for higher rent for a greater return. I think holding it as a long-term property would be your best bet considering monthly income and appreciation. 

Completely agree Pete - those areas are STR heavy and I'm sure your clients are seeing great returns on their investments

Neil, have you looked into market rent in the area to see if the property will indeed cash flow as a long-term rental? 

Alan, I would recommend going to a lender for a DSCR loan. In this scenario, you would not need to prove what you are doing with the money and these types of loans are great for properties that cash flow.
