her "wording" is concerning for a section 8 tenant
Sounds too high maintenance and she sounds skilled at manipulating a lanlord

when painting the dreaded popcorn ceilings - do you recommend spray with gun or roller ?

also what about wiping down wall with tsp to help get smoke stains off ?
Or stains around ceiling vents ?

Im in NWA- bentonville - greatly appreciate your wisdom !
I have 8 units and am considering purchasing / justifying a paint sprayer - uses would be privacy fences/garages/houses/popcorn ceilings, etc
My brother and I - usually do painting -
Any wisdom or recommendations - lowes has graco models 200-500 dollars ? - any specs you recommend or advice - we have always just rolled and brushed

Great guy / More affordable then title companies - that the realtors "steer" you too and you get the benefit of his law degree

im a nwa native have bought sold and invested properties in both counties
Of course there are pockets in each town but in generalities
Buying SFR Your money goes farthest - most house for the money in - bella vista/springdale/rogers/fayetteville/bentonville in that order - bentonville is highest psf
It all depends what pricepoint your after and what type of tenant your looking for and what cap rate your looking for and type of property- turnkey vs rehab, etc

i guess the biggest challenge is my stage in life - as i plan for retirement in the next 5 yrs hard to want to go leverage several notes and wait for them to be paid off in 15-30 yr notes
As one advised - its not whether to leverage but when
Early in your career leverage is more important then cashflow
Late in your career cashflow is more important then leverage
