We are masters at creative financing.. Several things you can do is find owner financing properties, wholesale a few to raise enough cash for the down payment, borrow the down payment from guys like us, JV with guys like us, add a HELOC to your home (if you own), pay day type loans, and a 1000 other creative ways..... Banks do get greedy sometimes so look into other opportunities. There are 100s of wholesalers in your area selling cheaper then foreclosures and alot simpler to close. Graigs list is another great source. For sale by owner websites or drive for dollars. Go to local REIA clubs there are always investors looking to sell deals there. The list goes on and on and on.
