Depending on rents in that area you could rent it out and keep it until you can demand a higher price. If not, breaking even on your first flip isn't a bad outcome! I'm happy to run the numbers for you if you want to connect, I'll shoot you a PM.

Hey Jesse I'm seeing a lot of flippers at lower price points, quick turnaround. Not a ton of flipping compared to previous years, other strategy I'm seeing is STR's or rent by the room/padsplits.

Rent by the room gives you the opportunity to get more renters to cover the mortgage, making it easier to stabilize the asset. Same with STR's, you have more opportunity to change rates depending on time of year which this time of year is great for Phoenix.

Hi Cara I'm an agent and investor here in the Phoenix area. 

Based on not having water, roads, etc. you could still do a tiny home or RV space there if you put in electrical hookups and a septic tank. I think that really depends on the draw to the property like does it have good views, close to a lake, room for motorsports. 

Another option could be to sell and put that into something appreciating faster and maybe a bit closer to where you live. 


Overall it definitely depends on what your goals are with real estate investing, I'd be happy to get on a call to discuss with you!
