My advice would be to go to as many net working events as possible.


when you get there, identify people who have at least done a deal.

Go introduce yourself, dont tell them youre new, don't talk abut yourself or your problems

if you insist on talking about yourself, do it like this:

-be specific in what you want! saying "I'm looking for houses at "x" price in "x" subdivision because I'll be able to do "xyz" is infinitley more impressive than a slack jawed "i want a rental" response

or for example, if you're talking to a lender, ask if they are loan officers themselves, ask what their personal lending limits are, ask if they lend based on the asset or based on reciever of the loan

Anyway when youre talking to an acomplished investor, ask about how they do business! Get excited, let them know they're awesome

You talk about the person you're talking to!! In that conversation you will pick up what they are looking for, a property they are trying to sell, maybe a connection they're looking for, and errend they need help with, it could be anything. Then ask if they need help, most people will say no, but some will say yes. if they give you something to do, (major key alert) then go do it! then report back to them, tell them you had fun, ask for more.

Ask and you shall receive 

Keep doing this with a bunch of people, and you will learn alot, and make alot of connections. thats what this business is all about. You may even land a job! That's what happened to me :)

@Joseph McSloy Congrats on your contract! That's awesome. Best way to build a buyers and sellers list is to hit up those networking events, connect with people and find out what they are looking for

I'd suggest two networking events in town
One is held at the Red Neck Country Club hosted by Jet Lending
the other is an event by White Picket Reality

(also send me some info on your property i want to buy it)
