Great advice, I will do that. Being new I'll be as hands on as possible especially at the beginning. I think the key will be vetting the team and holding them accountable for what I'm paying them to be responsible for. 

For your out of state properties how often are you checking up on them and how are you doing it?

Did not see another spot to put application feedback. But I'm trying to use the BiggerDeals application and the map screen does not load and overlays the options screen. This makes it so I cannot customize because the option drop downs fall under the non-functional map. It also stuck on an area, even when I "x" it out and put a new one, it loads the old one back again. Thanks.

I appreciate the response Joaquin! What you highlighted was exactly what I was talking about, its a bit cost prohibitive to say it mildly. 

Out of state or a long ways away in state is what I'm looking at. There are obviously challenges with not being able to regularly put my own boots on the ground, but I'd like to hear what you mean when you say you don't recommend it. Did you have a bad experience or see one? What were the issues and how would you have solved them? Thanks!

Hey folks, I'm looking to invest in my first property - period. I don't even own my own house! 

Looking to start with small multifamily properties but from afar as my location is a bit cost prohibitive. I've done a lot of reading, but I have no experience. Just want to put that out over here and hope to talk to you all soon.
