HI,

I'd like to attend a Networking group or meeting within the Des Moines metro or anywhere within roughly 30 mins of Des Moines. I was wondering if you could give me any advice on dates, times, locations for these meetings? I am looking into getting into real estate and have an investor who will be attending as well. Any help would be great!

Post: Passive income tax?

I was watching the CNN Debate tonight and I couldn't help but hear Hillary Clinton mentioning a tax on passive income and went on to say something about the need to tax all investment income? I don't know if she was specifically referring to the "rich" or all in general. Could anyone fill me in on what these policy plans might be and what kind of a result it might have? Also, correct me if I misunderstood what was said during the debate for those who might've watched.

@Michael Boyer Exactly, the motivation is great and all, but it doesn't help me with the actual real estate aspect that I am looking for. Thanks for the suggestions I'll try them out!

I have read Rich Dad Poor Dad, The 10X Rule, Dave Ramsey books, and many more. They all talk a little about real estate, money, etc. but are more focused on motivation and advice. I want to know what you guys have as a suggestion for a good real estate book specifically duplex, triplex and other multifamily properties that doesn't involve all the motivational talk and stories. Thanks for any suggestions!

@Cody May Good to know, I didn't even think about them being on Sound Cloud. I'd just get in contact with that landlord and tell him you're really interested in owning rental properties and ask if he'd be willing to show you some things and if you could help out in anyway. I showed him a list of things I wanted to learn more about and added that i'd do any physical labor he may need help with. I don't know how anyone could say no to that!  I agree with the psychology part helping on reading people and understanding how they work, but I too have social anxiety and can sometimes be a bit awkward when dealing with people. I'm curious as to what price range of rental properties you're looking at in Indiana and what the average rental properties go for in your area?

@Cody May Do you listen to the podcasts from iTunes or YouTube? If you can i'd recommend meeting up with someone in the real estate industry that kind of specializes in whatever market you want to get into whether it be single family, multifamily, etc. I just met with a local guy and asked if I could do a free part-time internship with him this summer to learn more and get more hands on experience and he was thrilled to have me join in with him. Even if it's only a couple hours during the week or weekend I think the hands on experience will help you tremendously. Yes, I plan on getting into the duplex/triplex rental properties within the next year or two. I attend Iowa State University and i'm majoring in Management with a minor in Psychology. So really my college courses aren't going to help out too much in the real estate business which I plan to eventually make a full time job out of. You have any books or other podcasts you'd recommend reading or listening to? Dave Ramsey has some podcasts and books that are good on saving money, getting rid of debt, and real estate.

@Cody May BP is truly a great website. I stumbled across their podcasts while looking at real estate and have become addicted. I too am 22 years old and looking to get started with a rental property; unfortunately I am still in college and don't have the full-time good paying job that you do! Keep on learning and gaining any experience you possibly can. It'll all pay off if you do things right. Good luck and hope to read a success story from you!
