Thanks, Crazy enough I kept submitting offers and got an offer accepted for my second property. To add onto that I lowballed them 5k even in this market they accepted.

Im curious to know what are some lessons the current real estate market has taught you?
As a new investor it taught me to not be afraid to submit an offer I know is right for me, don't let the competition force me to the sideline, and most of all if the deal passes the analysis check don't wait to submit an offer.

As of right now I see a lot of investors attending club house meet ups. Club house is just an app that you can basically hold a visual conference on. Ive recently been trying to look for other investors around my age just to keep myself motivated and share great conversations.

Single-family residence buy & hold investment.
Purchase price: $79,999
Cash invested: $3,000
This is my first rental property I got in Mobile because I am from Mobile, Al and know the city pretty well.
What made you interested in investing in this type of deal?
The deal aligned with what I was looking for. A single family house in a neighborhood not to far from down town and a place where I can use section which pays well. Also because a lot of people look down on section 8 properties.
How did you find this deal and how did you negotiate it?
I found this deal on the MLS.
How did you finance this deal?
Navy federal conventional loan paying 3% down.

Shop for insurance companies before you sign up with one.
