Any of the main home improvement stores (menards, lowes, Home Depot) will have what you’re looking for. Some will offer different colors and styles so you’ll have to shop around for what you like. Their prebuilt cabinets seem to be good quality and cost effective.

I’m not sure how California works but here in Ohio, you are able to put both names on title to property and on the mortgage.

As mentioned above, sub-to deals will be hard to come by. I'm not saying it's impossible but, if you're looking to get started as quickly as possible, more conventional routes may be your best bet. Are you looking for a primary residence for yourself or a rental property? You may want to look into house-hacking and utilize FHA financing. That is a great way to get started.

I’ve never ran into that so I’m interested on the outcome. Has your lender said that it was going to be an issue?

One of the best ways to build your network is to go to local real estate investing meetups. Also, join local real estate investing groups on Facebook. A great way to really learn the ins and outs of the business is to find a property manager or investor you could work part time for.

Be sure to ask the real estate agents you’re interviewing if they invest in real estate themselves. A lot of real estate agents aren’t investors and don’t even know how to run the numbers on an investment property.

I like the idea of splitting cost with them by the square footage of each unit. Have them pay the percentage equal to the size of their unit compared to the rest of the house.

Did you have all of the required work permitted? You may have to go to the county you live in to have it rezoned to multi family if not already. After that I would think you could set up a separate address.

If it were me, I would most likely start with a multi family (2-4 units). Use an FHA loan so you can get in one with a low down payment. If you start with the multi family, you should be able to generate more income which will then help you scale faster.

Yes, you should just be able to make an addendum to the original lease. Check here on BP for a state specific form. If not just a general one should do.
