This is a shout out to all the locals of the Phoenix Metro, maybe specifically Peoria, AZ. I am building my vendor list and would appreciate any references for the following: general contractors, handymen, cleaners, plumbers, electricians, and landscapers. 

I'm following the advice of Sarah Weaver from the Biggerpockets Real Estate Rookie video and am building out my list to make sure I have the necessary team in place while managing my property.

Hello Everyone, 

To give an update I purchased my duplex in Peoria, AZ in Aug/Sep 2024. Currently House Hacking, as I got a tenant this month, and wanted to make sure I was doing all the necessary property/grounds maintenance required. I am looking for advice on what are some of the general property maintenance and grounds maintenance required for a property, in this region, throughout the year. Such as last fall I did the yard work, trimming branches on trees, cleaning up the leaves and removing some waste on the property. 

One thing I'm concerned about are pests, when should I get pest control to spray for them, what is in the general area. Is there any stories you may want to share which I should pay attention to, etc.

Hello Everyone,

I have a unit which is part a duplex I am trying to rent out in Peoria, AZ. I live in the other half and thought it would be easy to rent out on my own. It's listed on Apartments.com, currently using Innago as the self property management software which puts it out on zillow, and a few other websites to get leads. Ultimately I was unable to get many leads, but it was listed at the worst time of the year Oct. - Feb. which are the most difficult times of year to get a tenant in from what I learned. Especially in a down market. Due to my full time job, even for those who are interested, getting the leads to a showing, and applying for an application has been very time intensive and difficult to do. So I'm seeking out property managers in the area which may be able to take over the job. 

Do you have any recommendations for property managers in the area?

Hello Biggerpockets Community, 

This is my first post as I am trying to utilize BiggerPockets more. I recently purchased my first duplex in Peoria, AZ in September and I am using it as a house hack where I rent out one side and live in the other. Currently the other unit is empty and wasn't sure how to handle the taxes regarding this, so I am looking for refences of an accountant in the Phoenix Metro who does house hack taxes.

If you have any other pieces of advice or wisdom for landlord and tenant rights it would be greatly appreciated.
