@Aya Inoue my wife and I invest in Ypsilanti. It is definitely more affordable than Ann Arbor and rents have continued to rise year after year. It might be a great place to start. There are so many tenants looking to rent it is very easy to lease a property. It is still competitive and if you are in the city taxes are pretty high, but not like Ann Arbor.

This is a small one, but in my first rental it was only spoken that the tenant would shovel the snow and salt the sidewalk to melt the ice. He did not do it once and I got a fine from the city. I confronted him about it and he has done much better, but continued fines would have cut into my cash flow in a major way. Now I make sure to explicitly state that they are responsible for snow and ice removal.

Hello Bigger Pockets Network!  

I have been listening to Bigger Pockets Podcast for a while now and I am just exploring the website. I am currently living in the Ann Arbor/Ypsilanti area here in Michigan. My wife Veronica and I are looking to get into Real Estate Investing. I have been reading a number of books on RE investing especially with regards to buy and hold. My wife and I plan to do our first deal this summer and are at the point where we realize we need to take the next step from purely learning about Real Estate to starting to think of ourselves as a professional company that will invest in Real Estate. We will buy our first home in Ypsilanti or Ann Arbor Michigan (most likely Ypsilanti) and we would like to buy a 2-4 unit property in which we would occupy one of the units. I am starting to look into pre-forclosure, foreclosure, REO investing, and also non-traditional financing to be able to purchase these properties.

I look forward to interacting and learning from Bigger Pockets.
