Thank you, unfortunately since the water seeped in from outside it isn't covered with the Rental Dwelling policy. Almost treated as a flood since it originated off property and entered from the perimeter. I will keep you updated. Been calling around to city, lots of voicemails so far.

Still not sure this would be excluded under ground water. That usually means seepage not an actual break.
Happened at the street, natural slope of street/land water entered from outside the property and seeped into the basement.
Rental dwelling policy exclusion does not cover ground water in Virginia. Water main broke outside the home and flooded basement unit. Has anyone heard of what a city is liable for as far as mitigation/repairs to make unit rentable and possible recovery of lost rent? Any recourse to be taken?
