@Natalie Allen I go to the Louisville Real Estate Investor Meetup. It’s the best I’ve found even though it’s in the other side of the river. I’d love an option on our side of the bridge though

@Juan V Lopez the bigger pockets CEO, Scott Trench, does this. He said that he lives in a really nice place that’s affordable to rent but not to own. I think the idea is that you can scale your quality of life without too much impact from rent while buying could be much more difficult.
He can also put the difference towards more investments.
Obviously you’re forfeiting a lot of nice owner occupied benefits, but if you weight the pros and cons then you may find one is better than the other for your needs.

@Jeff Byrne I’ve heard of people doing this. It’s become a bit more difficult in Louisville because of the required Certified Use Permits and increasingly strict policies.
There’s also the issue of most leases having a no sublease clause. But if you can get around that then it could be viable.
I’m considering doing some airbnb’ing in one half of a duplex in new Albany to learn more about it.
If I end up doing that I’ll let you see the numbers & the cost vs the LTR on the other side.

There are a few duplexes for sell in New Albany, IN off Charlestown road. I think they are all on market, but the numbers seem to be decent with a couple of them.

Do these forms cover what I would need for a SFH house hack with month to month tenants? Or are they only for traditional year long leases for entire properties/apartments? I made the mistake of allowing people to move in without leases & I'm trying to correct that.
