Thanks for the replies everyone.

I'm trying to learn all I can about rental real estate. I am specifically looking at using a HELOC to fund a down payment on a condo or duplex (triplex if possible). I read this post: ( http://t.co/zgezVcoiOf )and like the idea of starting slow. I want to search and find a GREAT deal, and get some good cash flow on a first rental before jumping into more.

But tons to digest before even thinking about buying.

Also, reading @BrandonTurner 's book that he just released, great wealth of information here.

"The Book on Investing in Real Estate with No (and Low) Money Down"
