Hello Raj,

I agree with the others that the open house is a way to get new clients. I typically do not do open houses as I find them ineffective. I will do them if it is a deal breaker but I have never sold a home to a client I met while hosting an open house.

Hello Tony,

I agree with the other members. The 70% rule should not be tinkered with or you may very well end up making no money and in some cases losing money. The most successful investors stick to the rule which is why they are successful. Good luck!!
