I’m confused 😐, what difference does it makes to the Seller as long as he receives his 25k ??

I’ll be waiting for responses to your question with bated breath! I too have seen many land properties that I would like to know how to get under contract and wholesale to developers

Also make sure the borrower is insured himself and you being put on the policy as an interested party (if I’m stating that right) in case something unforeseen happens to the borrower, you would receive a check from the insured’s insurance company 

I would sale the California property and apply that to the new TX home and save the rest for R/E Investing. My former neighbor moved from CA to TX bought a brand new two story home cash. No mortgage

I’m not an expert but 40% sounds extremely high and with an unfavorable rate .... mmmh ! I’d pass on their proposition, I believe you could do much better 

Sounds like it’s good either way, but it would be a good first for you to get the flip experience
