Is anyone familiar with the monthly rental market in Fayette, AR and how many months a year the average property is rented? Alternatively, if it's rented to students on a 9 month lease, does it usually cash flow?  Thanks in advance

For any landlords who do have tenants who have been laid off and their tenants have asked for reduced rent, what kind of a legal agreement are you making with your tenants? Will you be asking for them to make up some of the reduced rent once they are working again? Any other advice? We have a rental where the tenants were both laid off. Depending on unemployment and federal aid, they'll be able to pay reduced rent but they're not sure how much yet.

Jane and her team were invaluable in steering us toward neighborhoods and even homes within neighborhoods that would make excellent investment properties. Since they also own investment properties, they were able to screen the houses from the perspective of an investor. They also have in-depth knowledge of the neighborhoods and many years of experience working as real estate agents. We live in another state and this was the first time that we decided to purchase a rental home out of state, so I was nervous but Jane was there helping us each step of the way. Her honesty and integrity are off the charts. We were interested in some houses that she didn't think would be the best houses for rentals so she took the extra time to continue to show us houses until she was satisfied that we were purchasing an investment property that she herself would purchase, even though this took longer. After visiting Little Rock and working with the team in person, we were so confident about their knowledge and guidance that we purchased a second rental home. Her attention to detail, helpfulness, and professionalism are excellent, and she and her daughter Whitney, who is now our property manager, did everything that we needed done remotely such as meeting painters at the house to get bids, letting workers in for repairs, meeting with the inspector, etc. I couldn't have asked for a better team to work with. They totally exceeded our expectations. Once we save up some more money, we're looking forward to working with their team again in the future!
